VALUATION

This is much like a CMA, it is performed by a licensed Sales Agent, not as an appraiser. The valuation uses all of the same information that is found in the appraisal report, but the comparables are typically not adjusted with as much accuracy. More assumptions, like county records are used rather than measuring. It is a good product for someone that is looking to sell a house or needs an evaluation for a small loan at a bank. It can also be a good tool for a family member purchasing other family members out of an estate, if the situation is amicable.

This is a toned down version of an appraisal. Your house is measured, the comparables are adjusted and 3 approaches to value are considered and all three may be used if required. It is the most private party recommended appraisal report and I suggest this one if there is some tension in a family, settling an estate or listing a house which is known to have different square footage size than in county data (often the case).
APPRAISAL REPORT

The appraisal report is fully supported adjusted report with extensive consideration. This is the type and scope of a report that is prepared for banks and lending institutions.
